What is a valuation ?
A valuation is an assessment of the value of a property, prepared by a Registered Valuer – an independent and appropriately qualified professional who specializes in the collection, analysis, and interpretation of property market data.
Is Renting or Buying Better ?
Depending on one’s source of income, use of the property, number of occupants involved, and other factors, the choice to either buy or rent will differ. However, buying a property would give one more right and interests over the property as compared to renting.
What is market value ?
The estimated amount for which a property should exchange on the date of valuation between a willing buyer and a willing seller in an arms-length transaction following adequate marketing in which both parties acted knowledgeably, sensibly, and without compulsion
What are the factors that affect value of property ?
Every property is unique, however, some factors that may affect the value include the land size, the size and layout of the building, the location of the property schools, public transport, shops and amenities, the condition and state of repair of the property, and general features like number of rooms available
What qualification does a valuer have ?
Can I sell my own property without engaging an agent ?
Yes, of course. Engaging a real estate agent to sell your home is not a requirement. Similarly, nothing demands the use of a lawyer too but it would take a courageous spirit to do so. Real estate agents specialize in property marketing and negotiating between buyers and sellers, making them a great source of information and knowledge for home sellers. They may also give you direct access to their database of potential buyers. With that said, it’s no secret that there are some bad real estate brokers out there, so make sure you’re working with someone respectable who can exhibit the essential abilities and know-how to get you the best bargain possible.
What is the difference between list price and sale price ?
This question can be answered very easily. The list price is the price a home is currently listed for sale at. The sale price is the price a home is sold at. A certified agent/valuer should be able to suggest a list price that ends up being very close to the final sale price.
How long does a valuation take ?
The physical inspection of a typical property takes between ten and fifteen minutes.
